ASBESTOS
SURVEY TYPES
Depending
upon the usage and occupation of your premises and any planned works,
you may require different types of survey in different areas of buildings.
It is very important to us that our clients receive a quality service,
and understand exactly what the different surveys encompass.
AEC
hold the UKAS inspection award for surveying and are a Type C Inspection
Body – to EN45004. AEC also hold Professional Indemnity insurance
up to £ 2,000,000 for all surveys carried out by our team.

1. Location and assessment survey (presumptive) |

A visual assessment of the suspected asbestos installations present
on a site.
• The survey technique relies on the ability of the surveyor to
visually identify asbestos and does not normally include the taking
of samples to confirm the presence of asbestos.
• All inaccessible areas shall be assumed to contain asbestos,
until can be proven otherwise by a more in-depth survey.

2. Standard sampling, identification and assessment survey |

Standard sampling asbestos surveys are the most common form of asbestos
survey undertaken.
• Suspect materials are sampled and analysis is carried out at
our in-house UKAS-accredited laboratory. This allows confirmation of
whether the sampled materials definitely contain asbestos or are asbestos
free.

3. Full access sampling and identification survey (pre-demolition
/ major refurbishment) |

Full access intrusive asbestos surveys extend the ‘standard sampling
asbestos survey’ to include investigations into reasonably and
safely accessible sealed voids, and the fabric of the building,
• This survey is typically carried out prior to demolition or
major refurbishment in buildings.
• This will include breaking through partition walls, ceilings
etc. to confirm the presence or absence of asbestos, and significant
damage to the fixtures, fittings and parts of the building occurs.

In the case of all surveys
A
survey team shall not disturb any suspected asbestos installation
in any other way than to take a representative sample. This measure
is designed to minimise the risk of asbestos fibre release to
both survey staff and occupants of the building, but also means
that the surveyor cannot assess what materials may be present
above/behind a suspected asbestos installation. Furthermore, the
removal of an asbestos installation to investigate behind becomes
a licensable activity, and shall require the assistance of a licensed
removal contractor to carry out such an investigation. |

AEC are able to undertake the sampling and or collection of suspect
material.
• This will include a site visit with clear instructions from
our client, where the samples need to be taken.
• The samples are then taken back to our laboratory in Manchester
and analysed. A certificate, including our UKAS accreditation will be
produced giving results. (This method is not a substitute for a full
survey).
